Exchange Education Boot Camp & Marketing Session

I will now continue on from my last blog post. I said I would give you more insight to what you’ll learn and how to make deals happen. For over 30 years I have exchanged real estate properties across this country of ours. I have traded everything from racecars to racehorses, from hotels to motels. People ask, “Is there ever any cash in an exchange transaction?”The answer is simple. No two properties have the same equity. Which means someone will have to add something to the deal to make the equity’s equal. This can be another property, personal property, or even cash. Myself, and the people working with me will teach you how to put a deal together. I will show you how to write an Exchange Contract. Yes, there is such a thing as a court tested Exchange Contract. I have had past students tell me that the Exchange Contract and how to properly use it was worth the price of admission. This is only one of the tools you’ll receive at this boot camp. We will also teach you about other forms like the Mini Offer Form, the Country Store Form, the Have and Want Form, the Property Package Form, the Checklist Form, and others. You are going to learn how to market and exchange real property. That will take place Monday, Tuesday, and Wednesday. I will have a few great speakers there. These people are some of the best in their field. I have invited the following: Josh McCormack, of McCormack Auctions of San Diego, California to give us his insight of today’s auction world and how we can use it to make more transactions for ourselves. William “Bill” Dawson of Pearce, Arizona will give us tips on acquiring properties using our IRAs. Stuart Watkins of Tucson Arizona will share his knowledge on the IRS and how they look at exchanging. Douglas “Doug” Dickson of Newbury Park, California will help us put together exchange deals with properties from across the country. Bruce Inouye is my blog master. I have invited Bruce to show everyone how a blog can help you do more profitable business. As you can see I have put together a great lineup of people to direct you, your spouse, your friends, or your investment group, to do more profitable transactions. We will also discuss today’s market place and how to best profit from it; when to buy and where to buy. This is one of the few boot camps where you will walk away with usable knowledge. I know you are asking yourself, how can The Cowboy make such a statement. It is easy, remember the old quote, ”The proof is in the pudding”. With my boot camp, the last two days of the session we will use the knowledge we have learned along with the assistance of my people to do actual transactions. Yes, if you have a property you need to divest yourself of we will try to help you do this while you are at the marketing part of the session (Thursday and Friday). Our biggest goal is to make transactions for the attendees of our sessions. Tuesday evening we will have a cowboy auction which I will explain in my next blog.

Exchange Education Boot Camp & Marketing Session

To my readers and followers it’s that time again. Our Summer Session in Lake Tahoe is less than five weeks away. I suggest you sign up today. The Boot Camp will cover Exchange Education. I will attempt to give you a great overview of what I have learned in the last 30 years of exchanging properties across the United States. Why should you exchange and not sell a property? That’s easy. If an exchange is done correctly your tax consequences end up at little to no money paid to the IRS. That is why the IRS calls them tax free exchanges. Please remember we do property for property exchanges. We open escrow with the property you have and the property you want and usually in 30 days or less we close escrow with everyone getting the property they want. A lot of people ask me if I’m an accommodator. The answer is “NO!!!!!” The next question they ask is do we use an accommodator? They get the same answer NO!!!!! There are more bad things that can happen with an accommodator than good things. An accommodator takes over ownership of your property and your money and everything that deals with the transaction for six months. We do exchanging the old-school way. You own and control your property, no one else. Under IRC 24 of which the 1031 exchange is a 24 page part, the delayed exchange that accommodator’s do consist of two paragraphs. We do exchanging according to the other 23 pages of the 1031 code. How to exchange property and not pay income taxes is only a part of what you will learn at the Exchange Education Boot Camp. After you learned about exchanging and how the IRS pays for over a third of your transaction we will then spend two days marketing your properties. Yes, you are reading it right. You will actually do real estate transactions. After you register I will contact you. This gives you the opportunity to go over any questions you may have with me. Hopefully I will be able to help you best prepare yourself for the session. Come join us. There is not a more beautiful place in the summer than Lake Tahoe. April 15 is Here Again

For my readers in the United States its income tax time again. This is a happy time for the people I work with, and a Sad time for the other people in the United States. It is important to set up your portfolio so it delivers you the largest amount of net profit. As I teach it, if we use our write-offs and tax-free real estate deals correctly, in a couple of years we should be paying the Internal Revenue Service nothing. That is how you increase your bottom line without doing anything illegal. That is what I teach you at my Education and Marketing Sessions. It is very important to know the Tax Laws of the United States. You need to know when and where to apply them. If you are in the 38% or higher tax bracket every time you do a correct Exchange of real property you don’t have to pay taxes on it. No matter what percentage you pay the real estate property exchange deal if done correctly is Tax-Free. The Internal Revenue Service is allowing you to use all the equity in your property without giving part of it to them. I feel this is real nice of them, and that is why I like them so much.

The laws I’m talking about above are the kind of things you learn when you come to my Investors Marketing Groups Sessions (IMG). These Sessions are geared for Investors. I will spend at least two days teaching you how to do Tax Free Deals. We then will spend three days Marketing and Exchanging our own properties we don’t want for properties we do want. Besides the properties you bring to the Session to Exchange I also have access to around $400 million of other properties on the market to be Exchanged. My next Session is in Lake Tahoe in June. Exchange Terminology

IN LIEU OF:  Instead of. A clause used in exchange agreements to give more time to consummate a transaction, usually to allow time to add another “leg” to complete the transaction.

Land Bank:  Buying land for future use and appreciation.

Leaseback:  A term referring to a seller who remains in possession as a tenant after the completion of the sale and delivering the deed.

Real Estate Exchange – Remember These Pearls of Wisdom

The banks are closed!!! You cannot buy the property you want. You cannot sell the property you don’t want. You need to take advantage of the present market. So, if the banks won’t let you buy or sell it, then it is time to exchange it.

That is how deals were done before there were banks, and that is how deals are done today. I guess what prompted this blog was I was reading through my two books on Real Estate and Exchange Formulas. After going through the many ways of doing deals I said to myself, “What are people waiting for now is the time to make money”. Oh yes, I read my own books around twice a year. I suggest my readers that own copies of my two books to read them at least three times a year. Yes the information in my books will make you a Million Dollars. They have the capability of doing that for you every 3 to 5 years. You can find out more about my books by going to the right side of this page and clicking on books. The next question to success I get is this: I buy your books I read your books, now what? That is simple. By reading my Blogs and my books you are now somewhat prepared to come to my Investors Education and Marketing Group Session. This is a Session where you get two days of Education. Don’t worry about the Education this Cowboy teaches under the K. I. S. S. Method; which stands for Keep It Simple Stupid. I’ve never had anyone go away from my classes confused. After the two days of Education we do what is called an Exchange Market Session. This means we now spend three days actually marketing your properties. This is where you have an opportunity to Buy, Sell, or Exchange a property. We usually have over $400 million in property available. You can now see why the Education Session is so important. Summary Time – continued

My summary of the last 25 posts has run longer than I thought it would. I do still have a few things to say that might be helpful for everyone.

The Arizona Housing Market is slowly improving. Why I say that is because the unsophisticated investor is paying more for a house than the lending institution is asking for. All this manages to do is drive up the price of the properties. If you are looking for the same type of deal you could have made six months ago you are not going to find it. The price of a fixup House has increased by 10 to 20%. This makes it much harder to steal a good property, but if you are patient and work at it there are still a few deals available. Myself I have moved away from the fix-up House Market. I can see my December Insight coming to pass. The Commercial and Industrial Market is starting to take a bad turn, which if we are patient will bring some great properties into our portfolio. If you are tired of worrying about and losing your retirement funds in the Stock Market once again it is time to take advantage of the Real Estate Market.

I have worked hard on trying to match My June Session in Lake Tahoe to when I feel the market will be right for all my people to prosper well. I can’t stress this enough please register early for this particular meeting it always sells out far in advance of its date of occurrence. I feel we should have around $400 million worth of property at the Session, plus the property that the attendees will bring to Sell or Exchange. So please get a seat early while there is one left to get.

Remember what I teach in my Session. The I. R. S. is our friend, and they pay for 38% of the deals we do. What more could you ask for.

Exchange Terminology

Hypothecate:  The pledge of property as security for a debt, without giving up possession of it.

In Kind Fee:    The fee is in the same form as the property. That is, in an exchange concerning raw land, so many acres would be your fee.

Real Estate Exchange Summary Time

It is time once again to go over what we have learned in my last 25 Posts. If you are new to my Blog, I suggest you go back and read all my Posts. There is a great deal of information in my Posts. I tried to give my readers information that will help them in today’s marketplace. As I look back myself I can see where I explained how to do a Two Legged Exchange. Next I showed my readers how to do a Three Legged Exchange. We learned Exchange Vocabulary Words, as well as some great quotes.

As a new reader to my blog may I suggest taking a little time over the next week to read all my past Posts.

At this time I would also like to thank my readers that purchased my two Real Estate and Exchange Formulas Books. I hope they bring you a great deal of knowledge and an enormous amount of wealth. Please remember, upon purchasing my books you are allowed to call me direct with any questions you may have about them. Now I would like to remind everyone about our next Investor Marketing Group (I.M.G.) Education and Marketing Session coming up this June in Lake Tahoe. How do I explain this differently, I am always telling my investors that I limit the Sessions to 30 people. I then explain that they need to register for this Session early. When I look at all the people that read my blog 30 of them is not a large number. I can add here that five of the seats are already taken, which means we now have only 25 left. For the last Session I had to return one check to an individual who really wanted to make the Session. Hopefully he will pay for my next Session in a timely manner.

My Sessions consist of two days of Education, and three days using the Education you’ve learned to Market Properties and do deals. This means, if you are a Seasoned Investor you can bring properties you no longer wish to own to the market place to Exchange for properties you wish to own. What if you don’t own any Investment Real Estate? You can start your investment portfolio with as little as $25,000. If you know how to invest, a little money can go a long way. If you listen and learn at the Education Session my team and I will help you invest correctly. We will show you things to do, but no one will tell you what to do. It is your money and your time you are investing all decisions should be made by you. I bet you would like an exact date for the Lake Tahoe Session. The Education part of the Session will be June 21 and 22nd. The Marketing part of the Session will be June 23rd – 24th and 25th. I will suggest looking at the first page of my Blog. I M G Marketing Session

February 17th, 2010

I now have dates for our June marketing session in Lake Tahoe. The meeting will be June 21st  through June 25th  2010. Please register early. So far I have only had to return one check for the San Diego meeting. That’s why I ask my investors to register early so I have a seat for them. I negotiated with the hotel and got us a very good rate of $65 a night. That is a very good rate considering  June 21st is the first day of summer. I hope everyone registers as early as possible. The price for the meeting will stay the same. Check the flyer on my blog. Again, we will do two days of education and three days of marketing your properties.

I have been watching the market and my insights are coming true. The commercial market is starting to fall and will continue to worsen as the year goes on. I feel we will have around $400 million worth of properties available at the Lake Tahoe meeting. This means we should have a property to fit everyone’s portfolio. Also the properties you bring will add to the inventory. If all goes well we will be able to add or subtract from everyone’s portfolio. This of course depends on whether you are going up, down, or sideways. Working together I know we will make deals for everyone, so I look forward to seeing all my readers at the Lake Tahoe meeting. Keep in mind we close the meeting when we have 20 people registered. Once again I suggest registering early.

As the market changes around the country with the help of all our minds we can prosper from this. Like I’ve said many times if you have a good deal that you can’t afford to do yourself, bring it to the session and I bet we can make it work. What I’m trying to say is I can’t be everywhere and see every deal out there. That is why I need all of you to look for good deals. MARKETING SESSION

February 6th, 2010

The Investors Marketing Group (IMG) Education and Marketing Session in San Diego, Ca. is now closed. Our next Session will be held in June in Lake Tahoe. There will be more information forth coming. Sorry if you missed out on this Session. I hope to see you at our next one.

My news of the day: 1) As I said it would happen in my December BLOG the Commercial Market is starting to take a real down turn. 2) More and more realtors are finding other jobs, because of the market slump.

That is what bothers me. The news media, which is the main source of negativity in the country today and as long as anyone can remember, they are telling you what the economy is doing. May I suggest following my lead. There are things I never do and reading the paper and watching the news on T.V. are two of them. Every market has its up’s and downs, and there are always more up’s than downs. I know what you are thinking, where does he get that idea. It is real easy if you take a minute to think about it. Before the inflation the unemployment was just under 4%, now it is just under 10%. If I figure this correctly we have an extra 6% of the people out of work. In our business of making a $1,000,000 every three to five years this is a positive note to us. Some of these people will lose or take a real beating on the properties they own. We on the other hand will pick up some of these properties for a large return while holding the properties and a larger return when we dispose of the properties using my method of doing same. If you are following what I’m saying you will realize that 90% of the people out there are sitting on their hands waiting to see what is going to happen. While they wait we strike.

By the time the Lake Tahoe meeting gets here we will be ready, and the market will be as prime as it ever will be. I look forward to seeing you there. Get a seat early as we sell out fast.

Three Way Exchange – Continued

Our last BLOG post talked about how Professional Exchangors show their clients properties. Usually we don’t. You read it right. Why would you want me to show you a property I’ve had little to nothing to do with. 78% of the properties I represent and Exchange I never see. I do council with the client for a long time before deciding to represent his property. There is no such thing as a bad property, only bad owners. This means the property and the owner are no longer compatible. This is where I get someone to tell me he has a bad property. It’s run down and he can’t rent it. So I have to ask this question. So what you are telling me is one night when you were not watching the property stepped off its foundation and opened its door and windows and rolled in the mud to run it self down? Is that what you are trying to tell everyone? But it is run down. I agree with you that a property can be run down. This is not the properties fault. The fault lies with the owner. A bad owner does not take care of his investment property. He bleeds out every cent he can in rents without putting anything back into the property. He then dumps it on the market at a high price. After a year or more of getting no offers on the property the owner lowers the price a few times. By now he has lost most of his tenants and gripes about how bad the property looks. Again, we do not have a bad property just a bad owner. If this person came to me I would hit him right between the eyes with his problem. Depending on how he handled what I said would help me decide if he was a person I could work with to make his problem go away. Let’s get back to showing the property. If I don’t do it the only person left to show the property is someone who has owned it for a long time and knows everything there is to know about it. Yes, you guessed right, it is the present owner of the property. By allowing you to show your own property we are taking out the middle man and any ‘he said she said’. All information will come from the property owner himself.
